The only thing we overlook is the Gulf, The beach's most anticipated destination is here-the Boardwalk Beach Resort! A 22-story gulf front condominium, overlooks the Gulf of Mexico and sparkles like a diamond on Panama City Beach's emerald coast. It has a tropical pool deck and family activities, the Boardwalk is unrivaled in its design, location and service. The resort is directly across from Signal Hill Golf Course. Our 16th floor, ocean front condo is brightly decorated with a tropical theme. This spacious condo is 1380 sq. ft. and sleeps up to 8 guests. Lots of room for entertaining. The kitchen bar seats 6 with an additional 6 at the dining room table. We have a sofa sleeper in addition to the beds listed. Lots of closet space too! Master bedroom has floor to ceiling glass wall looking towards the ocean. Our condo has 9 ft. ceilings with crown molding, tile and carpet, marble tubs and showers & granite in the kitchen.Tiki bar, kids program, during the summer a big blow up screen is set up on the beach for 'kids movie night'. Corner Market, hosting Kitchens' Ice Cream, Krispy Kreme, Starbucks Coffee and Tiki Breeze Pizza.

POLICY:
Payment Policy: PAYMENT - An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Karen Shelton. The advance payment is not a damage deposit. The BALANCE OF RENT is due THIRTY (30) days before your arrival date.

Cancellation Policy: Cancellation Fees: A thirty (30) day notice is required for cancellation. Cancellations that are made more than 30 days prior to the arrival will incur an administrative cancellation fee of $25 after reservation is confirmed. Cancellations received within the 30 day time frame will be charged the 1st night room & tax. Early departure does not warrant any refund of rent.

Rules: 1. CHECK-IN TIME IS 4 P.M. AND CHECK-OUT IS 10 A.M. 2. This is a NON SMOKING unit. DO NOT SMOKE on balcony either. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to vacationing students or singles under 22 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $200 is required. This must be received within seven (3) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (10) days of departure, provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in the trash chute, soiled dishes are placed in the dishwasher and started and refrigerator is emptied. d. Purple wristbands are left in unit on kitchen counter in the basket and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. NO Early check-in or late check-out. h. Parking passes are left on kitchen counter upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex. j. The thermostat is set to 74* upon departure (summer) 68* (winter)
